To assist you in purchasing your first home, we've outlined
who is responsible in processing, approving and closing throughout
the mortgage process.
ESCROW: An independent third party responsible
for disbursement of buyer(s) and seller(s) funds.
REALTOR: Your REALTOR
is responsible for this task.
SELLER: The owner of the home you
are looking to purchase.
THMC: The Honest
Mortgage Company is responsible for this task.
YOU: You
are responsible for this task.
- YOU & THMC: Complete your loan application online,
or in person. It's very important to be pre-approved before
you find your dream home as it puts you in a stronger position
when making an offer to the seller.
- YOU & REALTOR: Meet and sign a contract making
an offer to purchase a home.
- SELLER & ESCROW: Seller approves offer, and a new
escrow is opened.
- YOU: Supply THMC with all the lender requested documents
as timely as possible.
- THMC: Orders all other documents needed to complete
your loan application, including your credit report (we will
give you a copy).
- REALTOR: Your REALTOR will schedule a property inspection
prior to an appraisal being performed.
- THMC: Orders an appraisal from a licensed appraiser
(in your area) to determine the value of the home you are purchasing.
- YOU: Obtain hazard/homeowner's insurance for a minimum
coverage of structural replacement value per the appraisal.
Proof of payment of annual premium is required before closing.
- ESCROW: Orders title search using the seller's title
company of choice.
- THMC: Advises you and your REALTOR when the appraisal
is received.
- REALTOR: Coordinates the required completion of repairs
and associated costs between you and the seller.
- YOU & REALTOR: Verify with a follow up inspection
that the required repairs have been made.
- THMC: Completes all paperwork to ensure your loan is
ready to close.
- YOU: Ensure you have completed all paperwork for your
hazard/homeowner's insurance and forward a copy to THMC 5 days
prior to closing.
- THMC: Advises all parties that the approval, inspections
and survey have been completed and the closing can be scheduled.
- YOU & ESCROW: Bring photo identification and a
cashier's check for the funds needed to close to the closing
escrow appointment.
